Here's a great example of a bonding message from Chuck Charlton:

Hi John,

As we make our way towards the long weekend, my wife Melissa

and I just wanted to wish you a safe and happy Easter!

We just bought another house and we're getting our place

ready for sale, which is always a special adventure... we

didn't give ourselves too much time to sell our house, so

we'll need to hurry!

We're painting the house on Friday and Saturday and going

to my parents' place in Etobicoke for Sunday dinner.

My mother sure knows how to cook a big, delicious meal!

On top of that, I'm very excited that we just found a home

for a young couple, Shawn and Meghan, who met through an online

dating service two years ago. He's in Ajax and she lives

in Guelph, so this house will mean that they can finally be

together and start their future together.

We saw the home Sunday, invited the parents to see it Monday

and got the offer accepted Monday night at a great price.

I was worried we would have competition, but we acted quickly

and things worked out so well.

The market is very brisk as we head into the spring months.

We're starting to see more homes come on the market after a

slow period, and there have been a lot of sales in the last two

weeks.

In fact, there have been 39 new Milton listings since April

1st!

There are some really nice homes I wanted to tell you

about...

870 Watson Terrace is a lovely three-bedroom detached home that

backs onto a park. I can't believe it hasn't sold yet! They

have a huge eat-in kitchen with a walk-out, a 2nd floor balcony

and nice hardwood floors. It's listed for $358,000.

Also, we recently met with a couple who will be putting their

home on the market soon...

It's a lovely semi-detached home on a private crescent, and

fully fenced so the home is perfect if you have small kids.

There are three good sized bedrooms, including the master with

a huge walk-in closet. Bright and sunny, and they've done

some really rare and wonderful upgrades.

We just sold a similar model in less than 48 hours, so I'm sure

this one won't last long.

As with most of the homes in that price range, if it's priced

well and looks good, it's usually gone in a few days.

Oh by the way, there are some great new loan programs for

self-employed people looking to buy a home. Traditionally,

banks have seen these clients as being more risky, but some

smaller lenders are starting to focus on this group and offer

some great programs with attractive rates.

Speaking of mortgage rates, they're on the way up, so lock

yours in to avoid paying thousands more than you need to.

Rates are expected to rise in the summer and then come back down

towards the end of the year.

I REALLY wish I had a crystal ball sometimes...
