They are words designed to give a marketer wiggle room on a claim.
They're easy to spot...and when you spot them, you discount the claim right away.

It's always better to use specific declarative statements.
For example, I'm seeing a lot of people put "Zero to Low Downpayment" on their ugly yellow signs and public notice fliers.
It's hurting you.
You either have zero down...or you don't.
If you do, say so. Without trying to cushion it with (or low).
It's much better for you to be specific.
