Joe and I were doing some situational coaching last night at the Chicago Main Event, and a common theme seemed to be "how can I sell this listing?"
This morning I talked with even more people who had listings with no activity.
In any market, properties DO sell. It's just a matter of being able to adjust to what the CURRENT market conditions are.
The question I always ask people who are having trouble selling their listings is -- "If this listing were a $100 bill...how much are you trying to sell it for?"
It's very hard to sell a $100 bill for more than $100 to an educated market.
First things first. Get the price right...and the marketing will become much easier.
