**You know, I don't want to hear that people who don't leave phone numbers aren't 5-stars!
Here's my evidence... The prospect, Nathan, responded to the 1st autoresponse message -- you know - the one asking if he wanted a Marketwatch.... here's how the conversation went...** ** **

Hi Nathan,
I got your message... I'm putting together your marketwatch subscription and I've got a couple of quick questions. Can you give me a call at 905-593-2849 or let me know if there's a number where I could call you...
Thanks, David Waters www.SearchOrangevilleHomes.com 905-593-2849 or 519-215-0107

Hi David, Difficult to talk here about non-work related items. Email is ok though. What are your questions?
Nathan
Nathan is interested, it's just not convenient for him to talk by phone. He's an emailer. Which is still completely acceptable. Remember, communicate in the way that your prospect does.------David to me ------------ Here is another one? My god this is unbelievable. Now I know why you said you need to have the time to run this program.

Well Nathan,
I'd be happy to call you later -- or, if you'd rather by email... My main question is if you could tell me more about your plans, what's bringing you to the Orangeville area and what timeline are you considering?
Thanks, David
David's giving him the chance to communicate by phone, yet asked a couple of open-ended questions... people LOVE to tell you what's going on! See how Nathan responds? They begin to bond! -----Original Message----- From: Nathan Sent: March-04-09 9:23 AM To: David@SearchOrangevilleHomes.com Subject: RE: Hi Nathan, I got your message..
Hi David, We currently have a house in Orangeville but have dreams of starting an Organic vegetable farm. Just wondered what land costs are in our area so we can put together a financial plan to achieve our goals. Timeline is likely 2 to 5 years at present.
Nathan
Now, here's where David differs from the "average" real estate consultant. He's so excited! This prospect may be 2-5 years out from purchase... however he also runs into a LOT of people and will tell them his experience... this is a chance for a lifetime client as well as lifetime referral source... In addition, LAND in the area targeted is NOT cheap (a little side benefit!) So, David furthers the bonding process by finding a little common ground, gives a brief explanation about his 2 programs, and his recommendation, then sneaks in a request for the mailing address.) -----Original Message----- From: David@SearchOrangevilleHomes.com Sent: Wednesday, March 04, 2009 11:36 PM To: Nathan Subject: RE: Hi Nathan, I got your message..
Hi Nathan,
WOW! I love your idea, it's really great that your thinking about the environment and people's health. My wife and I do our best to eat organically. We have a food share at Everdale farms in Hillsburgh.
Here's the scoop! My marketwatch program is designed to go out every 2 weeks, kind of to give you a feel for what's on the market. This is great if you're more than 90 days from purchase which you are.
My homesearch program is really designed for if you're buying in less than 90 days. I'd like to make sure you know AS SOON AS a property comes on the market -- and for that I'd narrow your search, so that we can winnow out the really unrealistic/undesirable properties.
That's the reason I was asking. I think the marketwatch is best for you, so I'll go ahead and put you on the list and I'll stand back and wait for you to tell me you're ready to take your search to the next level.
Sound good?
Oh, one last thing. What is your mailing address as I will need this to send you your package?

Hi David, That would be great to be part of your marketwatch program sounds exactly what we are looking for. Since we have very specific needs we like to do a lot of leg work on our own first so we don't waste your time. Does it include addresses so we can do a drive by?
Small world, we are also signing up for the Everdale farm share program this year as well. Partly to see how they run their operation and as well as eat locally and organically. We are also currently maximizing production in our back yard and experimenting to refine our techniques on small scale. But there is only so much we can do with our yard. We were considering renting or crop sharing 0.5 to 1 acre of land around Orangeville to see if the business is viable before making a big investment in land. Maybe if you hear of anyone with land available around Orangeville you could pass on our information.
Home address is:
So Nathan bought in AND related back. I think this is going to be good!-----Original Message----- From: David@SearchOrangevilleHomes.com
