Hi Guys and Gals...

Tell me something. Do you have more than one town in your market (served by the website) that's over 30,000 people?

Over the past week, it's really been brought home to me that many are floating on the top of several markets without penetrating any single market.  Think about how much more effective you'd be if you'd focus on one -- at every level, once you have that systematized, then move on to the next.  I think if you did this, you'd be generating more business, from your before unit, and also from referrals.

Here's my checklist for successful market penetration... **

  1. Do you have separate Domain for this area? ** LivingInHooverAlabama.com (instead of just LivingInGreaterBirmingham) **
  2. Do you have a separate Google CAMPAIGN (not adgroup) ** for each market over 30,000 people? --reasoning, you can budget separately for each, so that your entire daily budget is focused on this one area.

**2. Have you completely maximized your spending on Google for this campaign? **-- are you still spending your daily budget for this campaign? the point at which you can't spend anymore money, is the point at which you're maximized.

**3. Have you set up a campaign on Yahoo/Overture for this market?

  1. Have done any classified ads specifically for this area?** In the local newspaper, run a little Classified ad in the real estate section.

5. Are you advertising in real estate publications?

In the Homes & Land -- Jason Secor is going to do a full page (since he has both a Real Estate and Mortgage Company)

The top half will be -- the half page ad (found here) using the URL HooverHomeSearch.com

The bottom half will be -- the Home Loan Report ad-o-matic (found here) using the URL HooverHomesZeroDown.com

6. Do you mail to the chamber of commerce list?

7. Do you have a Guide to Real Estate Prices in this market? If so, is it offered on your website - or did you forget to ask me to add it? If not, go to FindingBuyers.com

8. Do you farm neighborhoods within this specific community for listings? Need a good tool? Try GettingListings.com

9. Do you send a welcome packet to your 5-star prospects? See some samples here

10. Do you MAIL your Marketwatch to your 5-star prospects consistently?

11. Do you broadcast to your getresponse account monthly? See some sample emails here

12. Do you call your 5-star prospects on a quarterly basis? ** 13.  Do you BLOG about this community?**

14. Do you use info-box fliers on all your listings? The flier - does it have a compelling offer - and drive them to a website?

Once you've done all of these things for one area, then you can replicate it for each of the areas in your market. As you do it, systematize and it'll be easier and easier for you.
