**Subject: Clear Lake MarketWatch UPDATE - January 10th, 2005
**
Hi Matt,
Hope you had a great holiday season!
It almost never snows here in Houston but on Christmas day, we actually had
snow! Some parts recorded up to 3 inches and in Friendswood where I live,
we had about 2. Galveston had 4 inches. Brownsville at the southern tip of
Texas recorded a little over an inch. While that's not much, the last
recorded snow there was in 1895. A strange day indeed.
Anyway...there are 51 new homes on the Market between $200,000 and $350,000.
Here are my favorite picks so far:
4403 Orange Leaf is a 3291 square foot one story home in the Pine Brook
community. This beautiful 1 story home is very open, has lots of high
ceilings and spectacular curves! There's lots of crown molding and granite
kitchen counter tops. Be sure and check out the breakfast bar- there must
be seating for 6 there. Molding, The master includes 2 walk-in closets and
large master bath. Very spacious living area that overlooks well landscaped
backyard. You can see pictures of this home here at

In Friendswood we have 2903 Burr Oak. This one story is on nearly a third
of an acre. I realize it might not be big where you live however for our
area, it's HUGE! Built in 2002, this home features 4 bedrooms, 2.5 baths
and 2 car attached garage. Many extras have been added including plantation
shutters, custom storage to closets, crown molding and rooms have great
colors. Custom fit kitchen table and curtains stay with the house as they
won't work with the home the owners are purchasing. This is located on the
west side of Friendswood and is not far from NASA at all. I found out
because one of my clients wanted to know so I personally drove from the
subdivision to NASA. Leaving the subdivision at 7 a.m., I arrived at the
front gate of NASA at 7:14.
By the way, the home I mentioned on Glenmeade in Clear Lake is still
available and ready for move in. This one is going to be a gardners
delight. The owners have done the dirty work of cutting in the beds but had
to move before finishing. It's ready for planting and has great
possibilities that will accent the covered deck really well. I still think
this is a great opportunity for someone looking in Clear Lake below
$200,000.

$200,000 and $400,000:

I spoke with my mortgage consultant, Randy Thomas on Friday and he tells me
that so far the interest rates have remained stable. In addition, FHA has
increased it's limits on what they will loan in Harris, Brazoria and
Galveston county to $172,900. FHA loans are especially appealing to first
time homebuyers who may be wanting to get into a home but are short on cash.
By the way, you do NOT have to be a first time homebuyer to qualify.
Randy's company offers a 90-day Rate Protection for my clients, so even
if interest rates go up in the spring, you'll still get the lowest interest rate for the
previous 3 months before your closing date.
This can be a big savings in a rising interest market, and if you let me know
when we're getting down to the 90-day mark, I'll have Randy set this up for
you.
I am back in the office from the holidays and can be reached at
281-204-1032. I will be in the office most of the week except for Thursday
when I'll be out showing buyers moving here from Florida.
Oh, I almost forgot. I'll be listing a beautiful new home in League City.
Well, almost new as it was built in 2002. The owners are sad to leave but
are being transferred. It's a one story about 2500 square feet. I'll fill
you in later this month.
Take care,
John Duncan
